Treasurer: Tax Bills and Payments
The County Treasurer's Office mails and collects real estate tax bills. Property taxes are divided into two annual installments, due June 5th and December 5th. If the deadline falls on a weekend or holiday, the due date becomes the next business day. The Board of Supervisors sets the tax rate each spring during budget sessions. For the 2026 tax year, the real estate tax rate is $0.81 per $100 of assessed value.
If you miss a deadline, you will have to pay a 10% penalty on the tax balance, and interest will continue to accrue monthly until the tax is paid. If you do not pay your taxes, the county can sell your property at a public auction to recover what it is owed.

Disabled veterans exemption | Provides a tax exemption on the primary home of military veterans with a 100% service-connected, permanent disability. This benefit has no income restrictions and extends to surviving spouses who have not remarried, per Va. Code 58.1-3219.5. |
Surviving spouse exemptions | Grants tax exemptions to the surviving spouses of military personnel killed in action or first responders killed in the line of duty. |

Appealing your assessment
If you believe the county has overvalued your property, you can file an appeal with the real estate assessment office. If that does not work, you can present your case to the Board of Equalization. If you are still not satisfied, the final recourse is to file a lawsuit against the county in the Circuit Court.
GIS Maps and Parcel Viewer
Montgomery has a Geographic Information System (GIS) mapping tool that is free for public use. This platform links boundary maps directly to the Commissioner's real estate records. Users can toggle map layers to view current zoning restrictions, historical subdivision lines, environmental floodplains, magisterial districts, public school zones, and recent aerial satellite photography.
Foreclosure and Tax Sales
There are two kinds of forced property auctions in Virginia:
Trustee foreclosure
This foreclosure process is generally nonjudicial, because Virginia uses deeds of trust. If a borrower defaults on a home loan, the lender’s appointed trustee can schedule, advertise, and hold a public auction without a court order.
Judicial tax sale
This is the process where the county files a lawsuit to enforce its tax lien. The Circuit Court orders and confirms a public auction to liquidate the real estate and pay off the taxes, under Va. Code 58.1-3965.
Costs to Access Property Records
While searching names online is free, the office of the Clerk charges a fee to print documents or record new instruments. The recordation tax is set by Va. Code 58.1-801 and the grantor's tax by Va. Code 58.1-802.
